WHO WE ARE
Landmark Design Build was started in 2008 as "Landmark Management Partners" to serve commercial building owners and property managers, by building Class A interior office spaces and managing their facilities. As we built out amazing interior office spaces for tenants, we were asked to construct semi-custom personal homes by executives for whom we worked.

Our background is in construction admin, consulting engineering & facility management. You get the benefit of an engineer's way of thinking that shortens the design phase and ensures plans are constructable and cost effective.  We currently have long-term relationships with commercial building owners with a constant flow of tenant upfits.

POSITION OVERVIEW
Landmark is looking for a full-time Site Superintendent. The primary responsibility of the Site Superintendent is to manage all functions of the job site as it relates to either commercial or home construction and remodeling projects while providing excellent customer service. The Superintendent manages the construction of multiple commercial projects or homes from permit to closing by scheduling and supervising job site subcontractors, client or homeowner walk-throughs, and inspections while maintaining company construction and safety standards.

 ABOUT THE ROLE
You will be responsible for the following:
•    Plan and direct construction activities on the building site.
•    Schedule all involved subcontractors for each phase of development and construction.
•    Complete each construction project on schedule from planning through occupancy, ensuring all contract and permitting obligations are satisfied.
•    Approve work being performed by subcontractors and handle any related issues.
•    Certify completion of subcontractor scope of work upon thorough inspection of work.
•    Track progress with photos and daily job logs
•    Maintain job schedules by coordinating when trades and materials arrive and leave.
•    Resolve competing priorities among subcontractors assigned to multiple company projects.
•    Effectively evaluate and field conditions and create reasonable, cost-effective solutions.
•    Maintain compliance with all applicable building codes.
•    Verify all checklists are completed and inspections are scheduled and passed.
•    Conduct owner orientation and any re-walks ensuring owner satisfaction.
•    Recognize and enforce quality standards through daily inspection of projects under construction.
•    Make changes in the operation as necessary to best meet construction deadlines.
•    Compile a scope of work and budget for any requested change orders and communicate this to the Project Manager.
•    Ensure job site cleanliness and hold subcontractors responsible for daily clean-up.
•    Follow up with owners to ensure concerns are addressed in a timely and professional manner.
•    Conduct all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company.
•    Develop and maintain good rapport with subcontractors, owners, local officials and inspectors.
•    Escalate issues which can impact quality, cost or client satisfaction.
•    Ensure job site and supply protection and security.

REQUIRED QUALIFICATIONS + KNOWLEDGE.
•    Associates Degree and 5-10 years’ experience or Bachelor’s Degree and 3-5 years related experience in construction management, architecture, engineering, or another relevant discipline.
•    Prior leadership experience is ideal.
•    Ability to read and understand construction drawings.
•    Knowledge of residential and/or commercial construction best practices.
•    Great planning skills and ability to re-allocate resources and create contingency plans.
•    In-depth understanding of local, state, and federal permitting and construction code regulations.
•    Ability to work effectively with others in high pressure situations.
•    Excellent communication skills, including writing, speaking and active listening.
•    Ability to serve as the owner’s representative and advocate.
**Spanish speaking bi-lingual is a plus.

JOB DETAILS

Full-time position, Mon-Friday 8-4:30 pm; Must be within 30 mile radius of Chapel Hill or Hillsborough, NC area.

Benefits include:
  •  9 paid holidays annually.
  •  Accrual of up to 12 paid vacation days during your 1st 3 years with the company.
  • Accrual of up to 8 paid sick leave days annually.
  •  50% of your monthly health insurance premium covered by employer. You will become eligible for this benefit following 30 calendar days of employment.
  •  Eligibility to participate in 401k following 90 days of employment. Employer will contribute up to 4% of your wages in 2024.
  • Eligibility to contribute up to $3200 annually in a Flexible Spending Account (FSA) following 90 days of employment.
  • Annual cell phone stipend of $520.
